The numbers, honestly

Bellport Village is a different market than Bellport.

This is the most misunderstood fact about buying here. The incorporated Village — the one with the ferry, the beaches and the golf course — trades well above the wider ZIP code that shares its name. Search "Bellport" on a national portal and you'll see a median that has almost nothing to do with a house on Bellport Lane.

Why we show ranges instead of one number

Public portals disagree about Bellport, sometimes wildly. Spring 2026 readings for the same market ran from roughly $575K to $699K depending on whether the source measured list price, average value or closed sales — and over what window.

Anyone quoting you one precise figure for "the Bellport market" is flattening four different things. We show the spread and tell you which is which, because the number that matters is the one for your street and your section. That takes actual comparable sales, not a ZIP-level average.

What moves value inside the Village

Closeness to the bay and to Bellport Lane, whether the house sits in the Estate Section south of the center, the condition of an older historic structure, and the access rights that come with Village residency. Waterfront and bay-view homes on private drives operate in a tier of their own, reaching several million.

The part-time market

Bellport has long had a real second-home market — weekend and summer houses owned by people who spend most of the year elsewhere. That shifted when a number of part-time owners converted to full-time during the pandemic, and it still shapes inventory, seasonality, and how fast the right house moves.

Where you actually live

Four Bellports — and they don't price alike.

"Bellport" on a search result can mean any of these. Knowing which one you're looking at is the difference between a confident decision and a confused one.

The Estate Section

Several million · waterfront tier

South Village, on and around the private drives near the water. Bulkheaded bay frontage, elevated lots with uninterrupted views across to Fire Island.

More detail

Estate Section deep dive

  • Private drives (Point Road, Howells Point area) with bulkheaded frontage and deep-water possibilities.
  • Inventory is the thinnest in the Village — houses can stay in families for decades.
  • Buyers here are often trading up from Village Center or arriving from the city with a multi-year hold in mind.
  • Comps are sparse; pricing is negotiation + condition + view corridor more than raw square footage.

Village Center deep dive

  • Historic District rules apply — exterior changes go through the Historic District Preservation Commission.
  • Highest walkability and strongest short-term / seasonal demand when rentals are allowed.
  • Many houses need mechanical updates even when the shell is charming; budget for systems.
  • Parking is tighter; lots are smaller than North Village or outside-the-line options.

North Village

From roughly $600K

Toward the northern border and Montauk Highway. Still full Village rights — ferry, beaches, club — at a lower entry than Center or water.

North Village deep dive

  • Full Village residency rights (ferry, Mother’s Beach, Country Club access) at the most approachable Village price band.
  • Mix of mid-century Capes/ranches and some newer builds; less Historic District friction.
  • Often the first purchase for families who want the privileges without the Estate premium.
  • Still confirm the exact Village boundary — a few streets straddle the line.

Outside-the-line deep dive

  • Same ZIP, different municipality — you do not get Whalehouse Point ferry or Village beach/club privileges.
  • Often larger lots and more recent construction for the dollar.
  • School assignments and taxes can differ; always verify with South Country CSD and the Town of Brookhaven.
  • Useful for buyers who want proximity and space but not the Village amenity package.

The one question to ask before you offer

"Is this address inside the incorporated Village of Bellport?" Ferry access to Ho-Hum, Mother’s Beach parking privileges, and subsidized membership at the Village-owned Bellport Country Club (1899 Seth Raynor course + tennis) all follow from that answer. A large share of the price premium here is exactly those rights. Confirm the municipal boundary with Village Hall or the Suffolk County GIS — never rely solely on a listing description or ZIP code.

What the Village owns

Most villages have a park. This one has a golf course, two beaches and a boat.

Bellport is a rare municipality that owns its own golf course and tennis complex, a bayside beach, and a private ocean beach on Fire Island reachable only by its own ferry. These aren't amenities bolted onto a subdivision — they're the reason the Village prices the way it does.

Since 1899

Bellport Country Club

One of the oldest golf clubs on Long Island, on a Seth Raynor designed course. The wind off the Great South Bay can change a ball's trajectory in the blink of an eye — locals treat that as a feature. Tennis complex alongside.

Residents & guests

Ho-Hum Beach

Quiet white sand on Fire Island between Smith Point County Park and Watch Hill. Reachable only by the Village ferry or private boat. Changing room, cold-water showers, restrooms and a concession near the dock — and from the top of the stairs, the Atlantic on one side and the bay on the other.

Bayside

Mother's Beach

At the tip of South Howell's Point Road on the Great South Bay — the closer, calmer option, and the one that fills with families. No ferry required.

Whalehouse Point ferry

The Village operates a ~47-passenger ferry (including crew) named the Whalehouse Point between the Village Marina and Ho-Hum Beach on Fire Island, May through September. Residents of Bellport Village and their guests only. There is no bridge.

  • Season pattern: Weekends from Memorial Day until school lets out in June, then daily through Labor Day (weather permitting). September typically weekends only; last boat from Ho-Hum often 5:30 pm.
  • Sample summer departures (Marina → Ho-Hum): 10:00, 11:00, 12:00, 1:00, 3:00, 4:00, 5:00 — return trips follow ~30 minutes later. Saturdays in peak season may add a later return (e.g. 6:30 pm).
  • Specials: Wednesday Kiddie Day — 2 children 12 & under ride free with each paid adult. Thursday — residents may bring 1 guest at resident rates.
  • Confirm before you go: Ticket booth 286-2628 · Dock Master 286-6093. Schedule can change for weather, beach closure, or passenger load.
Read the houses

White clapboard, green shutters, two centuries of decisions.

Captain Thomas Bell and his brother John founded the settlement in the 1820s as a seaport on the Great South Bay, near the Old Inlet that once gave direct ocean access. When the inlet closed, the village became a summer resort for New Yorkers. Today the Historic District (listed 1980) still shows that layered past: Greek Revivals and early Victorians in white clapboard with green shutters sit beside mid-century Capes and careful contemporary work. Naming the style helps you price the house — and understand the upkeep it will ask of you.

Greek Revival

Early-to-mid 1800s. Symmetry, a low-pitched gable facing the street like a temple front, heavy corner boards, columns or pilasters. Formal and calm.

Look for: temple-front gable, wide trim

Victorian

Later 1800s. Steep asymmetrical rooflines, bays and turrets, porches with turned posts and brackets, decorative shingle work. The houses that give the Village its character — and its maintenance schedule.

Look for: steep roof, wrap porch, ornament

Shingled & Coastal

The South Shore vernacular, and what most larger Estate Section houses speak. Cedar shingle or shake, generous porches and decks turned toward the water, roofs built for weather.

Look for: cedar shingle, water-facing decks

Cape, Ranch & New Build

Mid-century Capes and ranches through to recent farmhouse-style construction, concentrated north of the center and outside the Village line. Lower entry, fewer surprises, less history.

Look for: simple massing, modern systems
Buying a historic house here

An 1800s house in the Village is a real pleasure and a real responsibility. Before you commit, ask what historic district designation applies to the property and what it governs — exterior changes, windows and materials are commonly regulated, and those rules are exactly why the Village looks the way it does. Confirm specifics with Village Hall, and use a structural inspector who has worked on period houses rather than a generalist.

Run your own numbers

Move the sliders. Nothing is sent anywhere and nothing is saved — this is just arithmetic, not a lead form.

Whether you're arriving or letting go.

For buyers

Buying in the Village

Inventory inside the Village line is genuinely thin, and the good houses are often known about before they're marketed. Preparation beats speed.

  1. Confirm whether the address is inside the incorporated Village — it determines ferry, beach and club rights.
  2. Get fully underwritten, not just pre-qualified. Thin inventory rewards clean offers.
  3. Decide early between the historic center and lower-entry north Village. Different lifestyles, not just prices.
  4. Budget separately for flood insurance near the bay, and get a real quote rather than an estimate.
  5. For any pre-1940 house, use an inspector experienced with period construction.
  6. Visit in two seasons if you can. Summer Bellport and February Bellport are different villages.
For sellers

Selling in the Village

Your buyer often isn't local — they're in the city, deciding between here and three other coastal villages. The presentation of the home and the Village has to win that comparison.

  1. Price against Village comparables, not ZIP-level portal averages that drag your value down.
  2. Lead with the rights: ferry access, beaches, golf and tennis are a material part of the value.
  3. Photograph in the right season and the right light. Bay and garden houses sell in summer light.
  4. Document the historic details and any restoration work — provenance carries real weight here.
  5. Prepare for a part-time buyer's questions: winter access, maintenance, caretaking, rental potential.
  6. Consider a dedicated single-property site for anything above the median. It reframes the house.

Schools

The Village is served by the South Country Central School District, with Bellport Middle School and Bellport Senior High among the schools families here consider, alongside private options such as Victory Christian Academy. Ratings vary by source and by year, and district boundaries don't follow the Village line — verify the assigned schools for a specific address with the district directly before buying on that basis.

Nature at the edges

The Wertheim National Wildlife Refuge sits just west of the Village along the Carmans River, and the Fire Island National Seashore is directly across the bay. Between them, Bellport is bracketed by protected land and water on a scale that's unusual this far west on the South Shore.

Summer

The ferry runs

Ho-Hum opens up, the marina fills, Main Street is busy and the part-time houses light up. Peak showing season, peak competition.

Autumn

The good secret

Warm water, empty beach, the Playhouse in season, golf without a wait. Plenty of locals argue this is the best time to live here.

Winter

Village, not resort

Quiet streets, shorter hours, wind off the bay. Worth seeing before you buy — it's the half of the year the brochures skip.

Spring

Gardens and spring light

The old gardens come back and the village wakes up. A favorite season for long walks and quiet streets.

Straight answers

Questions people actually ask us.

What's the difference between Bellport and Bellport Village?

Bellport Village is an incorporated municipality (est. 1910) with its own mayor, trustees, beaches, marina, ferry and golf course. "Bellport" as a mailing address or Zillow/Redfin search covers a much wider area including unincorporated Brookhaven, North Bellport and parts of East Patchogue. Village Center values run substantially higher than the wider ZIP median, and only Village residents and their guests can use the Whalehouse Point ferry to Ho-Hum Beach. Always ask: is this address inside the incorporated Village?

How do I get to Ho-Hum Beach?

By the Village ferry (Whalehouse Point) from the Bellport Marina, or by private boat — there is no bridge. The beach sits on Fire Island between Smith Point County Park and Watch Hill. It is open to Village residents and their guests only. Facilities include a changing room, cold-water showers, restrooms and a concession near the dock. The ferry typically runs weekends from Memorial Day, then daily late June through Labor Day (weather permitting). Confirm current schedules and rates with Village Hall at 631-286-0327.

Does the Village really own a golf course?

Yes — Bellport Country Club, dating to 1899, one of the oldest on Long Island, on a Seth Raynor designed course, with a tennis complex. A municipality owning its own course is genuinely rare, and it's a meaningful part of what Village residency buys.

Is Bellport a good investment right now?

We won't answer that with a yes. Spring 2026 data was mixed depending on source and metric — some showed price per square foot softening year over year while median values held or rose. What's durable about Bellport is scarcity: a small village with fixed housing stock, protected land and water on both sides, and amenities new construction can't replicate. That supports value over time, but it isn't a promise about next quarter. Anyone guaranteeing you returns on a house is guessing.

Should I worry about flood insurance and the bay?

You should price it in early, seriously, and with a real quote rather than an estimate. Bay-adjacent property on the South Shore can carry flood costs that materially change monthly affordability, and coverage terms have shifted in recent years. This is the most common budgeting surprise for buyers new to the waterfront here.

Can I renovate a historic Bellport house?

Often yes, but exterior work on designated historic properties is typically regulated — materials, windows and visible changes especially. Get the rules for the specific address from Village Hall before making an offer contingent on a renovation plan, and budget for period-appropriate materials.
